The following is a summary of the restoration methods for window sash. This summary can be modified based on the needs of the building and the desires of the client.   HRI can also perform a simple "tune up" where the functionality of the window is restored. Individual windows may take more or less time than others, yet every attempt is made to harness the true restoration costs.   HRI can also provide a wide selection of interior or exterior storm windows.   If possible, the storm windows should be replaced during the restoration process, to ensure a thorough refinishing and good seal.

General Conditions

Heritage Restoration, Inc. (HRI) shall provide all of the labor, materials and equipment to complete the project.  HRI shall provide all on-site management for the project, including: material and equipment procurement, scheduling and work procedures. Working hours are typically 7AM-5:00PM Monday-Friday.  The Owner is to provide all electric, water and bathroom facilities necessary to complete the project. 

The project methodology will be to preserve existing sound and functional elements, and introduce new systems and features according to the final design.  All workmanship will be completed to the highest expectations, while maintaining awareness to scope, time and costs.

Double Hung Window Full Restoration

On-site procedures-Removal:

  1. Remove the interior stops
  2. Remove bottom sash
  3. Remove upper sash
  4. Wrap all sash, stops and parting strips in heavy-duty plastic; secure with duct tape
  5. Thoroughly vacuum all areas where windows have been removed
  6. Transport windows back to private facility

Workshop procedures:

  1. Unload sash in workshop
  2. Strip all paint from sash
  3. Remove and save all glass panes from sash (expect about a 10% break rate)
  4. Remove all glazing putty from sash
  5. Make necessary wood repairs to sash
  6. Treat sash with wood preservative mix
  7. Prime all sash with oil-based primer. (Sides of sash, tops of top sash, and bottoms of bottom sash are never painted.)
  8. Re-install and glaze glass panes. Where necessary, provide new glass
  9. Prime all glazing putty
  10.  Finish-coat sash with specified colors
  11.  Transport sash back to site

On-site procedures-Reinstallation:

  1. Install upper sash
  2. Install lower sash
  3. Install existing stop
  4. Make pinch locks work

Double Hung Window Tune-up

On-site window tune-up for the double hung windows (as an alternative to full restoration) through the following methodology:

  1. Lay painters tarp under all work area
  2. Check sash for operation
  3. Remove bottom sash, parting beads(if applicable), and upper sash
  4. Install new rope (weighted sash only)
  5. Apply Butchers Wax to jambs (weighted sash only)
  6. Apply spray lubricant to pulleys (weighted sash only)
  7. Remove pinch locks and make operable (if applicable).  Pinch locks may require additional stopping points, by way of notches or cast iron locks imbedded into jamb, at increments to enable sash to stay open.
  8. Remove any broken panes of glass and re-glaze with new glass
  9. Spot glaze where necessary
  10. Spot prime and paint where necessary
  11. Refit sash if necessary
  12. Reinstall sash and new parting strips (if applicable)
  13. Thoroughly vacuum all areas around windows

Double Hung Window Weather-Stripping

On-site window weather-stripping for the double hung windows can be a combination of bulb silicone, plastic leafseals or “T” tin weather-stripping into a groove on the sides and at the meeting rails.  The range of costs depends if the sash needs to come out to perform other work, or if it is being removed solely for the weatherstripping

Projects may range a bit.  There is the option of working by the hour, with a target cost and assistance in defining a scope that fits your budget.

Window Restoration Methodology
